The problem

Every borrower has a story. Lender guidelines make it hard to read.

Non-QM borrowers are self-employed, investors, foreign nationals, ITIN holders, people with a credit event behind them. Each lender writes its own rules for them, in its own PDFs, with its own overlays. Matching one borrower to the right program is still mostly manual work.

Today, without TEO

  1. The client calls. Self-employed, buying a $500,000 home in Florida, 12 months of bank statements, 700 FICO.
  2. You call or email lender reps and wait for answers that may come back tomorrow.
  3. You dig through rate sheets and guideline PDFs, hundreds of pages across dozens of lenders, looking for FICO floors, LTV caps, reserves, state and property rules.
  4. You find out late that one detail (units, occupancy, DSCR, citizenship) rules the program out.
  5. The client waits, loses confidence, or goes somewhere else.

With TEO

  1. Enter the scenario once: loan, borrower and property.
  2. Click Evaluate programs. TEO checks every lender, program and product you have access to.
  3. See who fits, grouped by lender, with FICO minimum, max LTV, max loan, amortization and term.
  4. See why the others don't, field by field, with the program's value next to your borrower's.
  5. Open the source guideline and go back to the client the same hour.

Non-QM is an afterthought elsewhere

Most pricing and eligibility engines were built for conforming loans first. DSCR, bank statement and asset-based logic came later, and it shows. Shops with real Non-QM volume end up running a second tool on the side.

Built for back offices, not for clarity

Existing tools are dense and assume you speak fluent capital-markets jargon. None of them help you explain to a borrower, in plain words, why a program works or doesn't.

Gated behind sales calls

Enterprise platforms ask for a demo before they show a price, and are priced for shops closing 50+ loans a month. Independent brokers and small teams are left with spreadsheets and phone calls.

The solution

One scenario. Every lender. A clear answer.

TEO is a Non-QM eligibility search engine. We read and structure each lender's guidelines, programs and products so you can search them like a database instead of reading them like a book.

  1. 1

    Describe the borrower

Loan, borrower and property in one screen: lien, purpose, amortization, term, price, value, loan amount, FICO, DTI, reserves, income documentation, DSCR, citizenship, occupancy, property type, units and state.

  2. 2

    Evaluate programs

TEO tests the scenario against every lender, program and product in the catalog. Multi-select fields work as OR. Leave a field empty and that filter is simply off.

  3. 3

    Act on the result

Eligible programs grouped by lender, ineligible ones with the exact reasons, and a link to the lender's own document for every program.

Eligible programs, grouped the way you think

Results are organized as Lender → Program → Product. Open a lender to see its programs; open a program to see its products. Key limits sit in the same row, so you can compare without opening a single PDF.

  • FICO minimum, max LTV and max loan per program
  • Amortization and term per product
  • Which of your filters each row matched
  • Source document one click away

“Not eligible” always comes with a reason

For every program that doesn't fit, TEO lists each rule that failed and puts the program's requirement next to your borrower's value. Red is the lender's rule, green is your scenario. You see at a glance whether the gap is one detail you can work on or a hard stop.

  • Occupancy, property type, income doc, citizenship
  • LTV/CLTV, DSCR, units, lien position
  • Grouped by lender, collapsed by default

Features

Everything you need to place a Non-QM loan

Complete Non-QM scenario

Loan, borrower and property fields that Non-QM actually depends on: income doc type, DSCR, reserves in months, citizenship, first-time investor, first-time homebuyer, short-term rental, units and more.

Multi-select search

Select several liens, loan types, terms, doc types, occupancies, property types or states at once. Values combine as OR, so one search covers every option the client is open to.

Lender → Program → Product

Results grouped in three levels with FICO minimum, max LTV, max loan, amortization and term on each row. The lender you opened stays highlighted.

Ineligibility reasons

Each failed rule shown with the program's requirement next to the scenario value. No black box, no guessing what to change.

Source documents

Every program links to the lender's own guideline or matrix. Confirm the rule in the original before you submit.

Guideline Q&A assistant

Ask a quick question about a program or guideline in the side chat and get an answer without leaving the scenario. Start a new topic with one click.

Customers and history

Keep borrowers and past scenarios on file, reopen a search and run it again when the client's numbers change.

Catalog kept current

We load and update lenders, guideline documents, programs and products for you. You search, we do the reading.

Your scenarios and borrower data belong to your account. No pooling of competitive data between lenders, no selling of your searches.

Why TEO

The Non-QM specialist that treats the borrower's story as the product

We are not trying to be another enterprise capital-markets platform. TEO does one job, Non-QM eligibility, and does it clearly.

01

Non-QM native

DSCR, bank statement, asset depletion, foreign national and ITIN logic are the main event, not a checkbox added to a conforming engine.

02

Explains, not just answers

Not only “you qualify for X”, but why, in terms you can repeat to a borrower who feels confused or judged by the process.

03

Traceable to the source

Every result comes from a rule you can open in the lender's own document. You always know why a number is what it is.

04

Transparent with your data

No competitive data-sharing between lenders, no hidden pooling. Your borrower's scenario is used to find programs for your borrower.

05

Priced for real shops

Published prices, self-serve sign-up, and plans that make sense for a solo originator or a team of ten.

FAQ

Questions we hear often

Is TEO a lender? Does a result mean the loan is approved?

No. TEO is software for mortgage professionals. It checks a scenario against published lender guidelines and tells you which programs appear to fit. It is not a lender, does not make credit decisions and is not a commitment to lend. Final eligibility, pricing and approval always come from the lender.

Does TEO show rates or pricing?

TEO focuses on eligibility: which lenders, programs and products fit the scenario, and why the others don't. Use it to decide where to send the file, then get pricing from the lender.

Which lenders are in the catalog?

Dozens of Non-QM lenders, with their guideline documents, programs and products. The catalog keeps growing. If you work with a lender that is not listed yet, tell us and we will prioritize it.

How current are the guidelines?

We load each lender's guidelines and matrices and update them when lenders publish new versions. Every program links to its source document, so you can always check the rule in the original.

How does the 12-month agreement work?

Individual and Agency are 12-month agreements. You can pay monthly over the 12 months, or pay the full year up front and get two months free ($490 instead of $588 for Individual, $290 instead of $348 per user for Agency).

Can I add users to an Agency plan?

Yes. Agency covers 2 to 10 users at $29 per user per month. Added users join your current agreement. For more than 10 users, contact us for a custom agreement.

What happens when On-Demand ends?

On-Demand is one user for one month, paid once at $89. Access ends after the month and nothing renews automatically. If TEO earned its place, move to Individual or Agency.

What happens to my borrowers' data?

Scenarios and customer records belong to your account and are used only to run your searches. We do not share or pool your data with lenders or other users.
